Create NYC Contracting also prepares and submits to the owner in writing a control estimate using current information to update the most recently prepared preliminary estimate. The control estimate becomes the estimate against which actual costs will be measured and will be at a stage when Create NYC are able to obtain actual pricing from vendors and subcontractors. The team conducts final meetings with selected bidders to clearly outline their scope of work and in order to avoid future change orders. Create NYC negotiates with the bidders and issues draft contracts for each trade for review. Payroll and other accounting records may have to be reviewed by authorities to establish compliance with the law. Create NYC Contracting’s financial records of overhead, labor and material costs become part of the construction contract for those phases when compensation is based on cost plus a fee. The subcontractor must conform to any minimum wage scale or workers’ compensation insurance requirements. General conditions of a contract define “substantial completion” as that point in construction when the project is complete enough for the owner to take possession of the project. When Create NYC Contracting believes that substantial completion has been achieved, we notify the design professional, who then makes an inspection for confirmation. If the design professional agrees, the owner and the surety who has issued the performance and payment bonds may be notified by a “certificate of substantial completion.” At this point, there are two sets of documents for the job file: project record documents and contract closeout documents. As construction nears completion, Create NYC Contracting collects all documentation required by the contract, including closeout procedures and final cleaning, operation and maintenance data. Maintain safe site conditions, keep site free of unsanitary, hazardous or dangerous to the health and safety of our personnel and the subcontractors with whom we work with. Prior to performing work, job site personnel are made aware of our safety and health policies as well as appropriate safety standards to prevent accidents and injuries. Accident prevention demands a commitment from all personnel. That commitment includes an awareness of proper work methods, use of personal protective equipment, and proper use of tools and equipment. Competent persons will, on an on-going basis, review work procedures and adherence to safety standards and immediately address areas in which deficiencies are found. Defective tools and equipment are immediately taken out of service. A site safety manual is presented to all subcontractors on site to safeguard all present on site. Create NYC Contracting regularly reviews the implementation and effectiveness of safety protective measures and actions taken by the subcontractors.
